THE SPACE
Situated on a quiet residential lane, ‘Roosters’ is an ideal retreat for up to six family and friends. To the front, there’s parking space for up to three cars - two on the driveway and one in the garage.
From the entrance hallway is the double bedroom - Decorated and finished in maritime whites and blues and with terracotta floor tiles, it’s the essence of seaside summertime. Next to the bedroom is the family bathroom - its contemporary bright white herringbone tiling and featuring a walk-in shower. Also on the ground floor is a twin room that can also be made into a super king bed upon request. There is also a separate toilet in the hallway.
Ascend the stairs, and ‘Roosters’ opens into the semi-open plan kitchen and lounge with dining area. Oak-coloured parquet runs the length of the floor.
The fresh white walls of the living and dining space climb into the eaves, bathed in natural light from four large Velux roof windows. The lounge area is thoughtfully furnished in earthy yellows and browns. Gather together on the two comfortable sofas to plan your next excursion before settling into a must-see series on the large smart TV and soundbar. The feature fireplace anchors the room, with its contrasting bare brick chimney stretching from floor to ceiling. Here, too is the dining area for six.
The well-equipped Shaker-style kitchen in Gainsboro grey makes prepping for mealtime a joy, especially with the help of the eye-level oven and microwave. Early risers can also take that first sip of morning coffee at the breakfast bar while contemplating the day’s adventures ahead.
Upstairs again and is a further super-king bedroom. This Master bedroom also boasts an en suite bathroom with a bath and walk-in shower.
The gated, terraced garden at ‘Roosters’ is secure for youngsters and up to two dogs. The upper patio level has seating for six for al fresco dining. Below is the lawned area, perfect for playtime and investigative four-legged friends. Separating the zones is the slanted rock garden, a gentle echo of the mountainscape with its young trees and alpines.
STAYING RULES
No smoking in the house. The house is in a quiet residential lane. Please, no loud music after 10pm. No large parties are permitted.

We know that many of our guests come on holiday to escape the stresses and strains of daily life, and so we won't disturb you too much during your stay. We'll check in with you after you've arrived, and we'll be on hand if you need anything during your visit, but the house is yours to enjoy and we hope you'll love it as much as we do.
OTHER THINGS TO NOTE
We kindly ask that you treat our house with the same respect as your own home. Roosters is in a quiet, residential lane so please consider the neighbours. Therefore, please do not have loud music after 10pm, especially if in the garden.
Bin collection day is Monday, so if you are in the house on that day please put the bins out for collection. You may prefer to put them out on the Sunday evening as they do vary the time of collection.
GETTING AROUND
There is parking for three cars at ‘Roosters’ - one in the garage and two on the driveway.
All amenities are within walking distance from the house.
Hourly trains from Dawlish Warren connect you to the English Riviera towns of Torquay and Paignton, as well as the historic cathedral city of Exeter, for connections to national destinations. There’s also a dedicated cycle route to Exeter if you’re feeling energetic, as well as a picturesque stretch of the incredible South West Coast Path.
Frequent buses connect Dawlish Warren to nearby popular towns and resorts including Teignmouth, Paignton, and Exeter. In summer, some routes are served by open-top buses
THE NEIGHBOURHOOD
Just over 10 miles south of Exeter, Dawlish Warren encapsulates the spirit of the gentle, traditional seaside resort within an outstanding natural environment.
The ever-popular beach is a draw for all generations. Its golden sands make for perfect playtime, lazing in the summer sun, or a dip in the lapping waves. The beach is backed by sand dunes and a nature reserve, most of which is open to explore. Rich in wildlife, this 500-acre reserve reaches into a promontory on the Exe estuary - its grassland, dunes and mudflats play host to tens of thousands of wading birds and wildfowl for nesting or overwintering from colder climes. Discover more than 600 species of flowering plants, from lilacs to orchids.
Near the beach are the family favourites of the traditional British seaside holiday. Attractions and rides, modern and traditional bars and restaurants, beachside cafés, relaxing gardens, and more.
Stroll the renowned South West Coast Path - a 630-mile stunning pathway around the entire south-west peninsula. From Dawlish Warren, this section takes in the rugged red cliffs with fantastic views out to sea. It’s a half-hour walk to the resort town of Dawlish, with its early Victorian and Regency architecture. A must-see are the town’s black swans - native to Australia, but mysteriously now nestled as permanent wild residents of Dawlish. You’ll find them on the town brook.
