THE SPACE

Set among rolling countryside, this is a home to spend time with loved ones, whether that’s sipping coffee around the breakfast bar or enjoying a family movie in the cinema space.

An outdoor TV and sound system invite you to chill out in the hot tub for a bit of screen time under the stars, while a pizza oven, barbecue and plenty of al fresco seating offer endless options for outdoor entertaining. The bright lights of Exeter, two beautiful beaches at Exmouth and Dawlish Warren and Dartmoor National Park are all close by, offering an array of exciting activities for all ages. However you choose to relax and have fun, memories are sure to be made.

Between the white weatherboard cladding and slate roof is a large and airy light-filled space, even on dark and stormy days. Spanning the length of the open-plan kitchen, living and dining area, gliding doors blur the lines between inside and out. Marvel at Devon’s rugged natural beauty from the comfort of the ample sofas in the snug area and huge dining table in the cooler months. On balmy summer days, wander out onto the raised decked area and lush green lawns, expanding the living space to the horizon. Modern and minimal interiors resplendent in cool greys, blues and whites evoke the calming vibes of this home’s coastal surroundings.

Huxham View is a true manifestation of relaxation for all. The spacious living and dining area and additional seating in the kitchen and further chill-out areas in the annexe offer plenty of nooks and crannies to keep everyone entertained or allow you to have a peaceful moment to relax. Cook up a storm in the stylish kitchen, where you can also whip up all manner of cocktails in the drinks preparation area, ready to serve from a special hatch. Relax with the papers or a good book in the snug, while the kids watch a movie on the projector screen or play pool in the entertainment area, replete with squashy lounge seating. If you need to take a break from all that relaxing, head to the well-equipped gym to build up a sweat.

Six bedrooms in the main house and a further two in the annexe, along with eight en-suite bathrooms, comfortably sleep 16 people. The standout master suite on the lower-ground floor offers stunning views, a king sleigh bed with integrated TV, dressing room and opulent bathroom. Three other bedrooms on the first floor open out onto a shared balcony. All eight bedrooms have king beds and smart TVs with Freeview.

With the wild expanse of Dartmoor just minutes away and beaches galore grazing the doorstep, adventurers will be in their element at Huxham View. Hiking trails, secret wild swimming spots and watersports are abundant, as are pretty seaside villages and quaint thatched cottages. Hire an outdoor pod to celebrate a special occasion at the Agricultural Inn in nearby Brampford Speke – a lovely country pub with amazing food. In Pinhoe village, the Proper Job serves a fantastic variety of delicious locally sourced fare. But you would not be blamed for wanting to stay at home. Exercising in the swim-spa, relaxing in the hot tub and reclining on the al fresco decking or roof terrace from sun-up to sundown, with not a worry in the world other than where the next cocktail is coming from, is a rather beautiful place to be.

Please note that, unfortunately, the wine refrigerator in the main kitchen is currently out of use due to damage. However, there is ample space to store and cool wine in the very large American-style fridge freezer. We apologise if this causes any inconvenience while we await repair.

STAYING RULES

Do not drive on any grass during your stay
Guests are not to exceed the occupancy limit of 16 guests inside or outside at any time.
Keep noise levels to a minimum after 10:30pm and before 7am - we have asked the neighbours to do the same.
Children are not permitted to use the gym equipment under any circumstances
No smoking in the property; any smoking outside of the property must be cleared up (ie cigarette ends, filter packets etc)
Please remove your shoes when entering the property - this helps with general wear and tear
The pool and hot tub areas are out of bounds after 10pm each day; please also clean your feet before using these facilities. No glass is permitted in the pool and hot tub area.
You are very welcome to use the BBQ area; it is also your responsibility to ensure this is cleaned and ready for the next guest.
Place all dirty towels inside the bathrooms and not on the beds or on the floor. Any towels not used please leave on the beds
It would really help our cleaners to maintain good hygiene practices if you would kindly strip your beds prior to your departure.
Please leave the key in the key safe outside on check out
Ensure that all windows and doors are locked on your departure day
Please remove all rubbish from the property at the end of your stay and recycle appropriately

GUEST ACCESS

Fresh Escapes will provide access details to the property exactly 48 hours before you check in. Huxham View is for your exclusive use, including the annexe on the left of the main photographs. The annexe is mobility friendly and there is one step into the main house with one bedroom on the lower-ground floor.

INTERACTION

Huxham View is professionally managed by Devon-based, privately owned vacation rental and management company Fresh Escapes, who are here to ensure your stay runs as smoothly as possible.

- The annexe is ideal for any disabled members of a group or family.
- We cannot accept any pets or stag or hen parties.
- Only mature same-sex groups can be considered.
- Guests are not to exceed the occupancy limit of 16 guests inside or outside at any time.

IMPORTANT: Due to a contractual change with the owners, Fresh Escapes can only assist with minor housekeeping issues during guests' stay. Should there be any maintenance or other issues, we will contact the owner who will solely decide the course of action to be taken, if any.

GETTING AROUND

You’ll need a car to get around but a short taxi ride takes you to Exeter town centre in less than 10 minutes. There’s parking for five cars.

THE NEIGHBOURHOOD

Exeter is a perfectly positioned city - it is easy to see why the Sunday Times voted it one of the best places to live in the UK. Two national parks, Dartmoor and Exmoor, are within easy reach, as well as stunning coastlines and rolling countryside. An abundance of culture awaits in Exeter. Arthouse films are shown at the Picture House and Exeter Phoenix provides a full and varied calendar of events. Exeter also boasts various art galleries and a nationally acclaimed museum, Royal Albert Memorial Museum. Hosting the Rugby World Cup in 2015 put the city firmly on the map for sporting excellence. Exeter’s rugby team, the Exeter Chiefs, triumphed in the Premiership and continue to strive for excellence.

About EXETER

A small city that packs a big punch, Exeter is one of the most vibrant, attractive and historically interesting cities in Devon. And what gifts it has: surrounded by beaches, hills, wilderness, astonishing food producers and old country pubs; a cityscape of medieval gothic and Georgian townhouses and never far from stunning views across the estuary to the horizon hills. The old canal basin is a delight of converted warehouses, shops and eateries. 

Pre-dating the arrival of the Romans in AD 50, Exeter’s history is varied, which is reflected in a plethora of attractions and things to do. Try the unique Underground Passages, free Red Coat Guided Tours, imposing Roman wall and beautiful Quayside and award-winning Royal Albert Memorial Museum. 

Exeter is a very walkable city. You can also rent a bike (or a paddleboard!) with Saddles & Paddles. Exeter has lots of cycle trails and walking routes to choose from, taking you beyond the city boundaries through beautiful valley parks and picturesque towns and villages. 

Exeter is so close to the beach, you can easily leave your car at home and travel by train down to Topsham, Exmouth or Dawlish. Sit back and enjoy views of rolling countryside and dramatic coastline on one of a number of scenic journeys from Exeter, including the Avocet Line to Exmouth in East Devon, the Tarka Line to North Devon and the Riviera Line to South Devon passing over the famous Dawlish sea wall. 

There is a good, reliable bus service, with buses running within the city and outside of the city. Travel Devon is a great place to start planning a day out from Exeter by bus. A handy interactive map allows you to view timetables and routes. Buses run from Exeter to numerous locations across Devon, including a number of popular attractions. These include Crealy Adventure Park, Exeter Racecourse, and the World of Country Life.

The Old Firehouse

Blink and you'll miss this teeny-tiny, up-and-down, atmospheric pub, steps from Exeter high street and once a fire brigade base in the 1800s. The Old Firehouse has bags of atmosphere and a selection of local ales.
